Nairobi Opens Six-Month Amnesty for Developers
Amnesty Window Announced
Nairobi County government has opened a six-month amnesty for housing developers and property owners. Moreover, the initiative allows regularization of unauthorized developments without paying penalties.
Submission Process Outlined
Developers are urged to submit applications even with incomplete documentation. Additionally, submissions can be made through NPDMS, sub-county offices, or City Hall.
Guidance from Urban Planning Officials
County Executive Patrick Mbogo confirmed officials will guide applicants on required documents. Therefore, applicants will receive conditional approvals before obtaining Certificates of Compliance.
Scope of Regularization
The amnesty covers building plans, lease renewals, land subdivisions, and occupation approvals. Furthermore, extensions or changes of land use are included in the programme.
Clear Exclusions Defined
The county excluded unsafe buildings, riparian reserves, and protected areas from regularization. Consequently, structures on public land or violating court orders will not be approved.
Aim of the Initiative
The programme seeks to enhance property rights and reduce enforcement disputes. Moreover, it aims to integrate developments into county infrastructure and prevent demolitions.
Legal Action Against Non-Compliance
The county warned of legal action against developers who ignore directives. Therefore, compliance remains mandatory for all property owners and developers.
Tax Waiver Announced
Days earlier, Nairobi County introduced a 100 per cent tax waiver for landlords. Additionally, the waiver applies to those clearing arrears between December 15 and December 31.
Opportunity for Landlords
Receiver of Revenue Tiras Njoroge urged landlords to take advantage of the waiver. He emphasized that penalties and interest will be fully wiped out.
