Kenya’s ArdhiSasa land platform experienced another system outage on Monday, September 21, 2026, limiting access to several land-related services as its technical team worked to restore normal operations.

ArdhiSasa enables Kenyans and other stakeholders to access land information and process property transactions online, reducing the need for physical visits to government offices.
Technical Team Working on Restoration
In its public communication, ArdhiSasa said its technical team was working to resolve the problem and restore normal access.
However, the platform did not provide a specific timeline for when all services would return to normal. Users with pending transactions have therefore been advised to await further communication from the platform.
Previous ArdhiSasa Downtime
The latest outage comes after prolonged system challenges earlier in September. The Law Society of Kenya (LSK) previously raised concerns after ArdhiSasa became inaccessible, saying the disruption had affected searches, transfers, registrations, valuations and other conveyancing processes.
LSK called for urgent restoration, regular communication and contingency measures for time-sensitive land transactions.
The lawyers’ body also warned that prolonged downtime could expose property buyers, sellers and other parties to additional costs and delays.
